Financing a new RV resort or a major expansion

Developing an RV resort — or turning a basic park into one — takes capital for land work, pads, utilities, roads, bathhouses, a clubhouse, cabins and glamping units, long before the resort reaches stabilized revenue. We provide the liquidity and structural expertise needed to fund large-scale acquisitions, portfolio expansions and high-end resort developments across the United States.

Which loan fits a development

  • SBA 504 for owner-operated projects that are mostly fixed assets — acquiring land and buildings, constructing or substantially renovating a campground, long-life equipment. SBA describes the typical structure as about 50% bank first mortgage, up to 40% CDC/SBA financing and at least 10% borrower equity.
  • Combined SBA 7(a) and 504 for larger projects: as of July 2026, SBA announced borrowers can combine the two for up to $10 million in SBA-backed financing.
  • Bridge loans ($200k–$10M, terms up to 3 years, interest-only available) to build and lease up, then move to long-term debt — read bridge loans for RV park development.
  • Improvement financing covering up to 100% of construction and CAPEX on qualifying projects.

Frequently Asked Questions

Can I finance the construction of a new RV resort?

Yes — through SBA 504 for owner-operated projects, conventional and bridge loans, and improvement financing covering up to 100% of construction and CAPEX on qualifying projects.

How large can an RV resort development loan be?

Conventional and bridge loans range from $200,000 to $10,000,000; SBA-backed financing reaches up to $10 million when 7(a) and 504 are combined.

Do I need a feasibility study?

A business plan or feasibility study is part of what lenders review for a new or value-add project, especially for SBA financing.

What happens after construction?

A bridge loan can carry the project through construction and lease-up; then the resort can move to long-term SBA or conventional financing.

Do you finance developments outside Florida?

Yes. We fund resort developments and expansions across the United States.
